Comparing Edmonton Property Taxes to Surrounding Municipalities

Following up on last week’s article about the shift in Edmonton’s tax rates from 2010 to 2015 (see original article here), we had a few requests to see how property taxes compared across the region.

While most municipalities make it fairly simple to find the tax information, a few were rather technologically inept, so we verified through their respective tax departments.

The list of tax rates and the associated ratio of non-residential to residential is as follows:

Tax Rates Edmonton Area

Compared to other municipalities in the region, Edmonton has the highest ratio of non-residential to residential property tax rates.  Edmonton’s non-residential tax rate is 33% higher than the next highest one (St. Albert) and double the lowest one (Fort Saskatchewan).  We included Red Deer and Calgary as well, and while Calgary has a marginally higher ratio, they also have significantly lower tax rates for both non-residential and residential properties.  It’s also worth mentioning that Calgary has a business tax that is paid by any company occupying space whereas Edmonton phased out business tax a few years ago.

  • Thanks for posting this — I appreciate the effort that went to compiling the info. And love the format; it makes the comparison nice and clear. Looks like the folks in Fort Saskatchewan are sitting pretty.

  • The non-residential property tax rates are out of control! There needs to be a large number of formal complaints filed by property owners or the upward trend will only continue. I’m not sure if it will make a difference, but maybe someone will organize a group to protest.

  • Ridiculous how Edmonton has the highest tax rate when the services are no better than other cities listed. It’s time for a reelection.

    • Thanks for the comment Mike. Although we won’t know 2017’s mill rate for a few months, our prediction is the spread versus other cities will only get worse this year.
